The proposed two-storey, 3-bedroom residential dwelling sits in a mature landscape setting within Forthill Conservation Area.
The site slopes steeply from north to south with a level difference of seven metres. Taking advantage of the topography, the house will be cut into the ground to the point where the north elevation is almost completely hidden. The house will also have a green roof to further reduce any visual impact on views from the north.
The building features an ‘upside down’ layout with some of the more private accommodation on the ground floor, benefitting from the secluded nature of the site, and main living areas and main bedroom on the first floor, taking advantage of the views towards the River Tay and Fife beyond.
From the south the proposed building appears as a horizontal, glazed, sculptural element floating above the landscaped grounds. The ground floor is constructed from stone faced walls, with darker, earthy colours, while the inward facing walls and soffits would be clad in blonde timber cladding, creating a warm and inviting domestic interior.
The house will be highly sustainable and resource efficient in terms of energy used for heating, ventilation and lighting with high levels of insulation and airtightness and generous daylighting. The window orientation helps maximise passive solar gain and minimise heat losses, helping to reduce the requirement for heating. The generous roof overhang will help to avoid overheating in summer and large sliding doors allow the house to be effectively naturally ventilated.
