Alterations & Contemporary Extension to Grade C-Listed Villa, St Andrews
We are pleased to receive listed building consent and planning approval for this residential extension and redevelopment project within St Andrews conservation area.
The two-and-a-half storey traditional Scottish stone villa dates from 1879 and is a currently divided into two habitations – one occupying the ground floor and courtyard (with a two storey extension to the rear accessed internally via a separate staircase) and the other occupying the first and attic floors.
Our repeat client engaged us with a brief to re-establish the property as one single contained dwellinghouse. In addition to aesthetically linking the ground and upper floors via decoration and materials, there will be internal reconfiguration of spaces as well as an extension to the existing staircase to connect the two levels.
The conservatory and garage on ground floor will be removed, together with the existing two storey annex extension. A replacement single storey boot room extension with access to the landscaped garden and a two storey extension ‘pulled back’ in line with the external wall on the first floor are proposed to the rear to enhance the functionality and appearance of the property.
The extension is of a contemporary yet simple design with a limited palette of materials and sharp, clean lines. The walls are to be constructed of Cop Crag sandstone with large areas of glazing and a zinc roof. The low profile will be submissive to the grandeur of the main property and less visibly obtrusive when seen from the public street.
