Alterations & Extension to B-Listed House, Broughty Ferry

The property, formerly West Ferry Station, dates from circa 1850 and sits south of the railway between Dundee and Broughty Ferry.

Over the years, the building has fallen into disrepair, with its upper and lower floors completely separated since the station’s closure in 1967. Our proposed alterations seek to restore and transform this historic building into a modern home while preserving its unique character.

The proposal consists of various alterations to improve and join both floors together to create a cohesive dwelling, including adding sanitary facilities to the upper floor. It also comprises improvements to the building’s fabric and a single storey extension.

The building will receive new triple-glazed, mock sash and case windows on the northern and western elevations for improved thermal and acoustic performance. Heritage-style aluminium gutters and downpipes replace plastic rainwater goods, while a new porch and terraced garden enhance the building’s accessibility and functionality.

A carefully considered sunroom extension is to be added to the east of the house, designed to complement the original structure with high-quality, durable materials such zinc and render. Views to the extension are interrupted by vertical timber slats and roof overhangs to protect it from public view as far as possible.

The extension blends seamlessly with the house, ensuring its prominent appearance remains intact while enhancing the living space.
