Occupying approximately 380m² of a 1,282m² site, the development introduces a single-storey whisky storage warehouse within an established commercial setting, complementing the surrounding industrial buildings to the east and west.
The building will be split into four separate units, 3nr approx 90m² and 1 at 110m². The remaining site accommodates hardstanding and 13 parking spaces.
The simple, functional design comprises a portal-frame structure clad in corrugated metal, with a proposed rust-red finish inspired by the sandstone character of a nearby B-listed water tower. Each unit features both a roller shutter and pedestrian entrance, with skylights providing natural daylight to the open-plan interiors.
The site layout and material palette respond to the local context and preserve the setting of the historic water tower. The result is a practical industrial development that balances operational requirements with sensitivity to its surroundings.
